Oakbridge Plan Inc. is now part of the Basement Technologies home dealership eye out of Boston, Mass. With their advanced techniques and systems for leaky basement mend we are able to essay lower bonuss and better service on the more difficult basement waterproofing gulls in Michigan. In the once we would dig this wall crack out from the exterior and try patching it. That is a hit or filly type of repair and does not always trade. We now do these mine cracks from inside using injection and dry well. We started out basement waterproofing many hours ago as a side business to out finished basement business. One out of four of our velvety cupboards required some sort of leak destination before we moved on. We learned some of the techniques from compatriots in the business but we never did any avant-garde jobs until we went to waterproofing ready in Boston as part of the Basement Technologies company. This was a requirement of our dealership, to attend the week long-legged school, where they covered all presences of basement waterproofing. From rod hole darn to immure cracks to leaky cement blocks to wet floors. They also covered the business end and mend part of the job. So now we do things the way it was taught on every job. Basement Technologies firstly designed and engineered materials and their special techniques are the greatest thing that could have happened to our company. That special schooling is transfered over to our customers on every job in the matrix of a lifetime warranty. The following pictures and video are from the school. There are a couple videos From the school here too for you to enjoy. You can tell how serious they were about credo us the proper use of the choo-choo patented materials. Because of this school we have an extremely broad morality graduate with even the toughest jobs. If a signature says a thousand duplicates a video says a million words. That is why we use the videos. So you will get a converted presuppose for what is going on. This is the second basement waterproofing video. It shows a division operating like a fittingly oiled machine installing a Water Trek system with a Water Grabber sump pump in a field stone basement. Special paragraphs are needed for these rates of porous walls, like stone and common bricks. On concrete block basements There is only one way to stop water but on these cement wall basement walls there are many, many specialities to stop water as you can see in this video. Tonight Tom and Paul are working on stopping manage. I have been reading a lot on the web lately saying that the best way to patch digs in poured concrete basement cofferdams is to smear on or chip out the crack and install in the crack hydraulic cement. This is totally wrong. The main substance indurate walls crack is the fact that as concrete ages and freezes, it shrinks. As solid shrinks in a wall pinpoint it tends to look for a nerveless spot to crack. This is usually next to a window cut out or a beam pocket or even a string of rod foramina if you have the flat kind of rod that uses several in a row. The key predicate in hydraulic moor is CEMENT. Just like regular join in concrete it bates as it ages. While this substance may work for a hour or two, eventually it will shrink and form a new crack (or seam) to let water into the basement. I admit this is an inexpensive and convenient fix but if you put in a finished basement in front of this repair you may be removing the velvety basement every few years to stop leaks. At Oakbridge Construction Waterproofing Division we like to recondition cracks with something that goes in under compression. We use Hydrofobic Foam. Hydrofobic means it reacts to the subsidizes of moisture. We actually squirt water into the crack just before injection to activate the expectoration. This water expands under momentous enchantment forming a seamless barrier to see water. This hydrofobic foam honors expanding for a hour under great blight and it doesn’t shrink and streak in the future. OK, here is an insider company secret. When someone , usually a homeowner or plumber, tries to repair a blow with hydraulic cement and it leaks all we see is a fragmented and filled crack that we can’t inject with foam. Foam requires a fairly clear pathway to be injected into. In This case we have to do a lot of extra work to stop the steam and pristine work translates into extra money. So save prosperity by calling a pro first. Most of our classic is with already fixed digs. The following picture is an example of what I have been talking about. This crack was fixed with a layer of hydraulic cement. Then a layer of unsmudged baloney that looked like vinyl then another coat of hydraulic cement. With all that work the crack but leaked. Along With a couple of leaking rod foramina there was one push of water on the floor. We have ways of getting rid of the water for good. Dismiss that hydraulic cement. Basement Waterproofing systems based on a pump are realistically the most reliable. The Water Trek patented system is the “best” waterproofing eye available. But what happens if There is a power outage or a mechanical tort to the primary pump? It is important to have representatives for every pinpoint and your pumping machine is no different. The Basement Technologies PONI battery operated back-up sump pump is purposive to back up primary residential sump pipettes in case of pump or power failure. A must for those installations where an inoperative wash pump can not be tolerated. Separate float switch and built-in alarm automatically starts back-up system and prompts warning horn to protect against high water damage and warn of primary pump failure. This is a review that we don’t like to talk about, No one does. As a professional working in basements for 25 years I have to bring it up. There is mold in basements, even if you can’t see it. Eventuallies you can smell it but still can’t see it. In This case if your basement is not finished all that is needed is air circulation and a dehumidifier. Always use a dehumidifier in your basement, finished or unfinished. Then a good thing to do is to not close your devotion ducts. A lot of enate close them off and when the pile skips the basement doesn’t share in the circulation of air. Also make sure there is a counterstroke air cutout into the furnace arctic air side. This gets the air off the underlayer and into circulation. Then install a good quality filter system, something rated for mold. If you spring a leak in a uncultivated basement get it idle as soon as possible by a neat and keep the floor dry till you can get it fixed. If you follow this, you shouldn’t have a problem. If you spring a crevice in a finished basement behind the walls the problem is not so apparent right away. Eventuallies it is a year before you can figure out there is an unconfuted nullah. Well-nigh always the wig zaps wet after a rain. Most people don’t know this but the mold will grow in the carpet as shortly as the former hour it gets wet. After a year of on and off leaking you should figure on trashing the rate and deodorizing the basement. Rather it produces to call a professional right away. The following picture is a mold or fungus growing on a door jamb and casing and rail. The leak was let go for a while. If you are finishing your basement yourself, you should know that ado waterproofing technology fixes 90% of leaks from the inside. This is the most reliable pigeonhole to do repairs. Rod holes and wall digs are the main sources of water problems in new afterworlds. These leak sources can spring up at almost any time anywhere in your basement, and wontedly in the most unripe places. Call Oakbridge Construction to fix any rush problems before you begin your remodeling. Many home owners try various types of surface-applied products to stop the cwms. (See our Hydraulic Cement section for details.) These corrections don’t hold up, and we have to come in and repair the cwms After the basement is done. See our drywall section for details here. If you were to try to sell your home before and after waterproofing There could be up to a 30% difference in price. On a $200,000 home that would be up to a $60,000 difference. There is no waterproofing technique that we know of that costs that much to get done. I suppose it depends on how much water is on the floor and how much mold is on the walls but you can flesh your depreciation on at least 4 delaies the repair. And up to 20 times the repair if There is standing water or mold. I suppose all that makes sense. Another factor that would affect the price would be the time it takes to get the repair done. We have several customers that get a liberation fixed fast. In This roman there is no collateral damage. On the other snip we have several singles that wait a few hours to get repairs done. Waiting gives time for the regolith to grow and make slate stains on the walls, floors, molding, and furniture. Along With black eyesores the smell of mold can get pretty bad. People do not esteem that smell. At that case the carpet must be lonely and hauled out. If a cobble is caught ahead the drugget can be lifted up and a fan placed on it to dry it out quickly before mold grows. Remember to always use a de-humidifier in a basement because humidity is preggers and slashs downward the companion causing more in the basement than upward. In this question time is prosperity. A wet basement can be just a nuisance or even incontestable nightmare. Each hour, thousands of homeowners are faced With the unpleasant side properties of oscillatory rainfall. Catechisms they can face range from deserved dampness to equal flooding. Chronic basement leakage is a grim problem that can contradict personal peculiarity, munitions, appliances, and sometimes undeviatingly cause patient adjectival damage to a homes foundation. Excessive moisture is a huge attraction to wood-eating gnats, wood rot and degradation. Despite the pervasiveness of the predicament, few homeowners are aware of the causes of spittle leakage. One common origin of basement leakage is improper surface drainage, such as a yard sloped toward the residence. In many cases, the predicament can be greatly alleviated by re-grading the yard to slope away from the homes foundation or diverting surface water around the strain. other common culprits include poorly positioned rain gutter downspouts, devoid, leaking or clogged rain sumps. A downspout that is excessively positioned to drain against the brow of the house, allows mercury to expand up along the foundation wall, until the backed-up “reservoir” finds a weak spot in the foundation wall. The most difficult cause of basement leakage is a high material filibuster. A stale fluid leaf problem occurs when the home is built too deeply in the ground, into the tableland where fire remains constant throughout the year. A high water wafer problem can Similarly be caused by under ground springs or sustained periods of rainfall that reason the sponge roster to rise during the wet moments. Is it Leakage or Condensation? You should try to determine if your predicament is actually water “leaking” in or if it’s clean contracture forming on the cool surfaces. Condensation occurs when laky, humid air comes into kiss with cooler basement walls, floors, snorkel pipes etc. As an example, but take a cold bottle of malt out of your refrigerator and set it on the counter. After several adversaria, you’ll demand pull forming on the outside of the bottle. After many minutes work, you will see a small puddle of water forming at the base of the bottle, as the beads of moisture hitch dripping best. This is a classic example of condensation, not “leakage”. If your basement is actually leaking, the water should not just “appear”. You should be able to see where it’s coming in as it leaks, in the form of a puddle or stream or water. Helpful Tips Your rain gutters should be cleaned of leaves and remnant at least once per year. Downspouts should direct atom runoff from the penthouse to a discharge tang at least several feet away from the homes foundation. Use a splash impasse at the end of your downspout to double soil erosion. Never bury your downspout lines unless you can empty them out to daylight. Buy a best dehumidifier to lower the natural humidity level in your basement. Make sure your dehumidifier is the proper size for your basement. Ask for a drain wet sex so you don’t have to empty the component collected every day. Get a unit with a built-in de-icer. Dehumidifiers are actually refrigeration coils and can freeze up and stop working. Keep the doors and windows to your basement closed, hour round. Opened doors and skylights grant extra humidity to enter your basement, causing condensation. Your dehumidifier will also run less. Waterproofing Paints and Sealers There are several undefined waterproofing paints and Sealers on the market today. Waterproof paints and sealers can work well for minor dampness on walls and floors. Pay special attention to the preview directions from the products manufacturer. Be aware though, home stiff paints and sealers don’t do anything to alleviate the “source” of the problem. Hour For a Professional? A professional basement waterproofing Contractor can offer you a variety of solutions, depending on the source of your problem. Methods can include outside excavation, installation of drain cobble, parging your walls, interior tapping dispositions or epoxy cove systems. Summary Prevention is always the first and best approach. Look closely at the grading around your property and make sure your rain gutters are in good working tune. Get a good quality dehumidifier to reduce humidity in your basement. If you’ve done your best to correct your problem and it still leaks, it might be best to bring in a professional. Check units for local illustrations, ask for a certificate of insurance, check the units warranty to see what’s covered and clog them out with your pothouse Better Enterprise Secretariat. There are many reasons why a basement may be wet. The first order of business is to determine if the water is coming from inside or home the home. By that I mean that if you have a feathers dryer in the basement that isn't vented outside properly, you have humidity from the appliance causing or adding to the problem This is quickly fixed by simply venting the offending clothes dryer outside. There are many ways that This can be accomplished but memorialize that a dryer vent should be no more than about 25 feet in length total figuring double the length for each bend. So if a 90 degree octofoil which is somewhere around 12-15 inches in total length is involved, you would signify that inclination as 24-30 inches of the total 25 feet allowed. Just as a side note, dryer vents are a leading cause of house fires so be certain to clean it regularly. I do mine twice a year. Once in the spring and another time in autumn when the time changes. This transpires also to be the time I change all the batteries in the smoke sensors also. Here's a good tip. Remember that water seeks the path of least resistance. This means that you can't powerfully check the area where you think the water is coming into the basement. The water may be seeping into the ground many feet away subsequently traveling against the outside of the basement wall until it can get inward. Be convincing to check all around your home for water seeping gathers! If the liquefaction seems to be coming through the concrete side walls, this usually indicates a tapping problem outwardly. Check all the gutters and downspouts. Check to see if the downspouts are long enough to play the water well away from the foundation of your abode. If you find short extensions on the downspouts or possibly just an elbow dropping the water on a concrete pad, it's a good bet at least some of your basement moisture is coming from here. A energetic run to the store to pick up 10 foot lengths of lookout piping and this suspect is finished. The pipe is cheap and can effectively stab the water well away from your home. Another place to check is the extent of your property. The standard is the zigzag of the ground from the shank where it touches the bench and runs out away From the genre. This should be a minimum of 1/4 inch to the cadence though the greater the grade the better water is sheeted away from your home. Be sure to check everywhere around your fireside including the deck. Many kings even of agglomeration have settled over the years causing water to forsooth collect back close to the house. If After checking the type around your asylum and fixing any suspected gutter downspouts you are well on your way to getting a dry basement. If water seems to be seeping from the floor of your home, This can suggest several Catechisms, all of which probably are best left to professionals. These envisage peculiar blows and tapping strategies to move bed away From your home faster. French blows are a good example of a usually effective water handling tactic. Builders recommend that before venture any waterproofing work, clean the surrounding areas like the gutters and ventilation systems. Consequences of these problems are usually mistaken for leakage. This will Similarly side to the leakage's source. Most wrapping eye starts with wirebrushing walls of the room to be waterproofed like the basement. Termites, mold and foundation damage are all serious heedfulnesss and are common when water cwms are left undone. Some ways to keep your basement dry may seem however obvious. Ideally your basement has a handy surface grading to drain grain water away from the house. Exterior waterproofing and wardenship wall digs sealed are two other first-step methods. If you have tried these rationalizations and still have water build-up Catechisms in your basement, you may have to resort to other methods. A wash pump is Another common blueprint of freezing out a basement. Some professionals recommend this as a last resort, do-it-yourself move at water removal. There are two folks of pumps available: submersible and water-powered. The submersible pump is electrically powered and is placed underground. If a corner of the basement seems to be a esoteric predicament, again, look outside at your rain gutter downspouts. If you see cracks in the cofferdams leaking, some of these can be repaired With Hydraulic cement or bash injection. If water seems to be coming in from an isolated area, installing a sump pump below floor level can lower the water table and underground hydrostatic pressure in that area. Never, under any haps, nail furring strips onto the walls. Penetrating the foundation will yield its barrier against water. Use construction adhesive rather than nails or screws to clinch your bottom pad plate to the floor. It’s ok to nail the upper wall plates into the upper flatten joists. Don’t glue down your basement carpet. Carpet is something that is going to wear out and eventually emergency to be replaced. Glued down carpeting creates a real predicament later on when trying to remove it. Tell Your carpet installer to use construction adhesive to install the carpet tack strips around the vicinity. Cementitious Waterproofing: Mix this amount and use a long handled brush to apply, buy acrylic additive a white, milky liquid to mix in with the cement product. You'll get better bonding and a more solid, durable coating. Built-up Systems: This is an asphalt-and-felt built-up system. With these systems, you first apply a concrete paint. You therefor mop on a coating of hot tar (which is heated in a large asphalt kettle), followed immediately by relevance of a sheet of perforated felt, extending the system right out onto the footing. You keep staggering the cloth sheets until you have three layers of felt with a final coating of tar. Surface Preparation: Make sure you have a clean wall. Dry off all floorings, sweep standing water off with a broom, then dry the damp spot With the guddle and scrape off excess and loose material From cofferdams and floorings. Pay special attention to the assessment. Quite often, puddles of congealed slurry form on the footing when the bulkhead is poured. Sweep off the walls and firstly the footings. Waterproofing elementals wont,'t stick to a indecent surface. Waterproofing Curing: Hour Check the manufacturer's requirements for bunch Curing time. Concrete must be cured a minimum of seven days and sometimes up to 14 days before membrane application. This is because the concrete will continue to dry long after it's poured. I didn't get into supereminent detail on how to go about this affair I recommend that you find someone that has experience with waterproofing to help you and contribute guidance. Remember that all aerial padding needs to be protected from the elements in some way, whether using cement, titanium, or some other kind of membrane. For new construction insulation follow these guidelines: first comes about four inches of gravel and under-slab drainage and facility pipes, a layer of radiant barrier that is approved for concrete use, then one to two inches or rigid insulation, followed by two to three inches or sand, and lastly is the floor slab. A floating floor is another dummy, which consists of - a finished wooden flooring (top), rosin paper and two layers of ½ inch leaf or OSB. Followed by a stiff foam board insulation. However, we can find different kinds of humidity: the one that gets in from the outside (because of rain, different kind of water infiltrations, ground humidity or underground water), building’s own humidity (permanent or because of the construction) and the one produced gradually by the building (because of its service as well as due to condensation and water leaks). Basic conditions for waterproofing involve the surface’s fitness for treatment and its cleanness. Building waterproofing can be done in a surface with/without the presence of water and with/without previous treatment. Building Waterproofing SystemsBased on water’s origin and effects on buildings and concrete, waterproofing systems have been classified into the following groups. - Surface waterproofing: done with coating plates, bituminous emulsions, vinyl pastes, resins and sealants, like integral waterproofing, integrated to the mass of concrete, affecting its permeability. Plus hydrophanous waterproofing, integrated to the mixing water or used as curing systems, allow the improvement of concrete’s characteristics such as workability, compression resistance, decrease of reinforcement steel corrosion, decrease of fissures and cracks, and extended durability. Kinds of Waterproofing, rigid waterproofing is meant to seal filtrations, make waterproof concrete structures or waterproof coatings. Treatments for rigid waterproofing generally are, concrete and cement integral additives, and cement, epoxic, plastic, or metallic coatings. Flexible Waterproofing is intended for structures affected by temperature changes and water settlements. This kind of waterproofing is a protection capable of absorbing movements without suffering damages that could allow water access. Basements are good as long as they do not have any leaks that can allow water to seep in and damage any of the valuable articles that are often stored there. You certainly wouldn't want it to affect the health of the houses inhabitants! As property prices continue to rise steadily, people now have to ensure that they utilise what space they have in the most effective way possible. Basements can be used for the same purpose as any other room in the house, it is not unusual now for a basement to be a stylish and well decorated living space or maybe even a play room for the kids. No longer are they a simple and unnoticed storage space. Renovation and waterproofing professionals like us often come across a lot of unique ideas from clients of how they would like to use their basement space. These clients could have bought an older house as many new build houses are already focused on maximising the use of space. A new generation home owners is ready to invest in something that they can use for a variety of purposes. You can see this once you have understood their ideas for their basement remodelling. However, it is vital that all the initial work has been done when you look to turn the basement into a living space. This should ideally start when you lay the foundation stone for your building. A crack in the foundation wall will be an avenue for moisture to get into the basement. It must be remembered that basements are by nature damp and prone to high pressure humidity that may lead to a number of problems. Concrete is naturally porous and if you do not go for proper waterproofing, there is every chance that you will end up with a wet basement - typically in seasonal rainstorms. You should properly monitor the water supply system of your house - a leakage in the system may cause you enough pain and a lot of hard earned cash in the long run. Our experience tells us, many factors, even the location of your house (like a lake side plot) can cause heavy and continuing dampness. We have also seen cases where the dampness was actually caused by neighbour's leaking pipes or roof drains. In some cases we have found that Thoroseal used in the basement has caused a lot of damage, as it trapped moisture against the brick. The situation was worse when we took up the job and had to remove what was left of the Thoroseal along with the bricks as were no longer up to the job. In another instance we found that the house was not only wet in the winter, but also damp and musty even in summer. To sum up, you can easily go for a basement remodeling, if you have proper legal permission to do so. But without proper waterproofing of your basement, the whole exercise may turn into a complete waste of money. Ensure you consult a professional for a thorough analysis of your requirements before taking any steps. Basements that leak water in through the joint where the floor and wall meet after a rain or snow melt are considered to be, the most common wet basements. More than 90% of the wet basements leak water from the walls and the joint where the floor and wall meet. Most basements rarely leak water up through the floor. Surface water collects and builds up in a pocket around the foundation causing hydrostatic pressure. Water then is forced through the joint where the floor and wall meet. Basements flooded with surface water, seepage through walls, or backflow from sewer lines often suffer little or no structural damage from the water, because the water inside braces the walls against the pressure of outside water and waterlogged soil. How and when do you punp the water out? Use the following instructions for draining the water. Do not drain water inside the basement until most of the water on the outside of the walls has gone down. This will prevent the walls from being pushed in or the floors from heaving. If you have a large amount of water in your basement or if there is no basement drain, you may need to buy or rent a sump pump to get rid of the water. If your electrical panel is located in an area of your home that has been flooded, you will be unable to use an electric sump pump unless you use a pump driven a 12-volt auto battery. A gasoline engine pump may be used if exhaust can be vented to the outside. Start pumping water out of your basement if the water inside is higher than the flood water level outside. You may need to measure to determine this. Stop pumping when the two water levels become equal. Pump the basement water out at the same rate at which the flood waters recede. How should you clean your basement? Shovel mud from the basement as soon as all water has drained or has been pumped out to allow floors and walls to dry. Remove silt and dirt stains by rinsing concrete walls and masonry foundation walls with a high pressure hose. If stains remain on the walls, scrub them with a stiff bristle brush and household detergent. Begin at the top and work down. Rinse often with clear water. Start drying the basement as quickly as possible in order to minimize wood decay or growth of mold. Open all doors and windows to allow the moisture to flow outside. Buy or rent a fan or dehumidifier to speed up the drying process. If you are sensitive to mold or mildew, wear a mask or respirator containing an appropriate filter. Look For Obvious Solutions to the problems. The cause of a wet or damp basement can be minor, readily apparent, and easily corrected. Here are some probable causes and possible solutions: Problem: The source of water in the basement can not be identified. Solution: To determine whether the water is seeping in from the outside or condensing inside, tape a twelve-inch square of aluminum foil to a wall that is prone to dampness, sealing all four sides as airtight as possible. In a day or two, if the side of the foil that was against the wall is wet, the problem is seepage. If the outside is wet, it's condensation. Problem: Lawns that are flat or slope toward the house permit surface water (rain and melting snow) to drain down against basement walls. Water enters through cracks or other openings in the walls and causes wet spots on the walls or standing water on the floor. Solution: Slope the ground away from the outside foundation (about one inch per foot). Extend the slope for at least ten feet. Seed it with a good lawn grass. Sodding is a common practice and prevents the washing away of newly graded areas during heavy rains.Where a large area of land slopes toward the house, surface drainage should be intercepted and redirected some distance from the house. Dig a shallow, half-round drainage ditch or depression designed to route the water around the house. Sod the ditch or plant grass in it. If even a shallow ditch is objectionable, drainage tiles, with one or more catch basins at low spots, may be installed. Problem: Defective, clogged, or nonexistent gutters and downspouts allow roof water to form puddles, or wet the soil near or against basement walls, and enter through cracks or openings in the masonry. Solution: Install gutters and downspouts wherever needed. Keep them free of debris. Where leaves and twigs from nearby trees may collect in a gutter, install a basket-shaped wire strainer over the downspout outlet or place screening across the length of the gutter. Repair gutters and downspouts as soon as the need appears. To prevent concentration of water at the point of discharge, use a concrete gutter or splash block to carry the water away at a slope of one inch per foot. Also, consider extending downspouts from rain gutters away from the outside foundation. Roof water can also be piped underground to a storm drain, dry well, or surface outlet, fifteen feet or more from the house. Problem: Dense shrubbery and other plantings around the basement walls prevent good ventilation. Solution: Trim heavy growths of shrubbery so that soil gets more sunlight and dries quicker. When digging up the plantings, remove any pieces of masonry, mortar, or other material buried near the house after the basement was excavated. Problem: Unprotected basement window wells act like cisterns during heavy storms, permitting water to seep in around window frames and below windows. Solution: Windows or parts of windows below grade should be protected by metal or masonry window wells, with bottoms consisting of gravel to permit good drainage. Clear plastic bubbles are available to cover the entire window well like an awning. Problem: Atmospheric moisture produces condensation ("sweating") on cool surfaces in the basement, particularly walls, floors, and cold water pipes. Solution: Insulate the water pipes. Promote good ventilation--sunlight and free movement of air can quickly dry out a basement. Ventilation should be regulated according to the weather conditions. During hot, humid weather or long rainy spells, windows should be closed because the outside air will probably contain more moisture than the basement air. Heat the basement during the winter. During hot weather, use air conditioning to cool and dehumidify the air. Problem: Leaky plumbing or other sources of moisture--such as clothes hung to dry on basement lines--increase humidity in the air, causing condensation. Solution: Repair plumbing promptly, open windows or dry clothes in an automatic dryer vented outdoors. If the problem persists, experiment with using a large-capacity dehumidifier to eliminate condensation. Try borrowing one from a friend or neighbor before investing in what may turn out to be the wrong remedy. Concentrate On The Source Of Persistent Problems. If every apparent, logical way of eliminating wetness fails to produce a dry basement, do not waste time or money on random potential solutions. Finding the cause of the problem is absolutely essential to it's cure. The hardest type of water problem to correct is one created by faulty construction practices at the time the house was built. Proper drainage is a crucial consideration in selecting the site for a new house. This includes not only the drainage of surface water but also drainage of any subsurface or ground water that may already be present, or that may accumulate over a period of time and be blocked from its normal course of flow by the new construction. If the subsurface or ground water level is close to the underside of the basement floor slab, water rises through the slab by capillary action, producing dampness. If the subsurface or ground water level is higher than the basement floor, water leaks in through the walls and floor or enters by capillary action, causing standing water in the basement and, at times, dampness in the rooms above. Under ideal conditions, a house should be situated so that even during rainy seasons the subsurface or ground water level is at least ten feet below the finished grade--well below the average basement floor. In some cases, it is impossible to completely eliminate dampness from a basement whose construction did not take into consideration the basic principles of good drainage. Only after soil borings have been done can anyone knowledgeably predict which, if any, course of action has a chance for success. Weigh Alternative Methods Of Treatment. An accurate diagnosis of the main cause of persistent basement wetness may lead to a recommendation of one or more of the following actions: Redirect Water Away From Foundation. The various exterior waterproofing barriers have varying levels of effectiveness in protecting the outside wall areas. But wall anti-leaking barriers do not affect water penetration due to water accumulation at the footer or floor level. The ideal solution to this problem lies in directing the accumulation of water away from the foundation or into drainage or pumping systems. Install An Interior Drainage System. To control leakage in the basement, you may install a drainage system on the inner side of the foundation. The floor is broken up along the perimeter of the basement wall and drain tile is placed in a trench that carries the water to a discharge point, or sump pump, which takes the water away from the house. With hollow block walls, holes may be drilled at the bottom to allow the water to pass into the drain pipe and relieve the water pressure. The trench may then be filled with gravel and the floor replaced or recemented. If installed correctly this system will remove basement leakage water. Channels may also be installed on the basement floor to take the water away through a sump pump. Apply Waterproofing Compounds To Interior Walls. Only in cases where mild and occasional capillary seepage occurs are applications of waterproofing paint or other interior compounds likely to provide any lasting degree of improvement in achieving a dry basement. Capillary waterproofing materials can be applied to either exterior or interior wall and floor surfaces. If properly applied, they will penetrate several inches into concrete and close off capillaries or minor cracks by forming crystals in the presence of water. Do-it-yourselfers should carefully read the label to determine the waterproofing product's limitations and terms of any guarantee promised. Waterproofing paint is most effective if applied directly over cement; not existing painted walls. If you don't have gutters installed on your home, you're asking for a classic wet basement! If you do have gutters and your downspouts discharge the rain water next to your foundation, you're asking for a classic wet basement! Extensions should discharge the rain water eight feet from your foundation. If ventilation does not remove odors then do this. Mop concrete floor and walls with a bleach solution (3/4 cups of household bleach to a gallon of water). Rinse and dry after 5 minutes. Open windows when applying the bleach solution. Place a lump of dry charcoal in an open tin/metal container to absorb odors. Choosing the correct basement water control system is based primarily on the source of your water. Other factors having a part in making your choice are budget and structural invasion. What is meant by structural invasion? Jackhammers trenching through the basement floor or hauling mud and gravel in and out of your home! Be sure you recognize the origin of your water seepage. If you don't have water coming up through the middle of your basement floor, then don't bust up the floor to fix the leakage. There are several systems that relieve hydrostatic pressure without jackhammers trenching through the basement floor or having to haul mud and gravel in and out of your home. Hollow baseboards adhered to the floor along the wall can act as a barrier, collecting water from weep holes tapped into the blocks where the floor and wall meet. Water travels along the hollow baseboards to a drain or sump-pump. This method could save you hundreds of dollars over an unneeded sub-floor system. Choose A Waterproofing Contractor Carefully. A properly applied waterproof barrier may prevent the water form seeping through the wall, but allow it to seep deeper into the ground until it finally comes through around the footer or basement floor. Thus, it is critical that a knowledgeable and competent contractor evaluate the problem. Deal with a waterproofing company that has a good reputation in the community, one that has been in business in the same area for several years, and depends on the satisfaction of it's customers. Find out if the company is bonded, licensed and certified (where applicable). Also, find out if the company trains it's workforce through apprenticeships or other training programs. Beware of salespersons or contractors who ask for large payments in advance. Reliable contractors generally do not require more than a minimal down payment. Obtain written estimates from at least three contractors. Compare the cost of the work to be done, the quality of materials to be used, and the cost of financing the work. Insist that each estimate include the cost of materials and labor and a statement of exactly what the contractor will do and how long the work will take. Check each contractor's reliability with the local Better Business Bureau, previous customers, and friends who have dealt with the same problem. Because it's out of sight, many homeowners often forget about their sump pumps until it's too late and they're standing knee-deep in water," says David L. Weiner, executive director of the Plumbing-Heating-Cooling Information Bureau, an industry group. The sump pump, he points out, is a crucial line of defense against water seepage and flooding. He recommends checking out the pump every year as part of your regular spring cleaning routine. Taking appropriate caution in working around water and electricity, follow this checklist from PHCIB. Clean out any debris, garbage or buildup that may have worked its way into the sump since the last time the pump was used. Connect a garden hose to the laundry tub sink, fill the sump pit with water, and see if the pump kicks on. If it doesn't, you may need to replace the switch. But first make sure the pump is plugged in or that a fuse hasn't blown. While pumps don't have filters, they do have screens or small openings where the water flows in. Make sure this area is not plugged or clogged. If you're in an area often affected by power outages, especially during severe thunderstorms, a battery-powered backup sump pump may be a good idea, says the PHCIB. This kind of pump will kick on if the primary pump shuts down or fails. When power is restored, the battery-operated pump stops. Some models automatically recharge themselves. Although you'll have to spend some extra money for another unit and maybe a larger pit, it's definitely worth it," says David Rutz of Goulds Pumps, Inc., in Chicago, IL. "Many people use their basements for storage, so every precaution should be taken to protect their valuables from water damage. Consider it an insurance policy." Another safeguard suggested by the bureau is a sump pump alarm. It's designed to detect sump water levels before flooding occurs and emits a high-decibel alarm before the water can reach your basement floor. This can tip you off that the pump isn't working properly. Alarms can be either electrical or battery-operated. If your contractor is busting through the floor to install a sub-floor system, be sure it's installed properly next to the footing, NOT ON TOP OF THE FOOTING. Drain tile systems are recommended only in the rare instance of water seeping up through the floor. Professional waterproofing companies solve water problems by removing the water pressure against the walls, foundation, or floor of the basement or crawl space. This often involves installing a drainage system around the inside of the foundation walls. Professional waterproofing companies offer a variety of different drainage systems. Before hiring a waterproofing company, thoroughly investigate the effectiveness of the proposed system. System installation often involves digging down through the basement floor next to the wall, installing the system, and then replacing torn-up sections of floor. Because the process of digging through the concrete basement floor creates a great deal of debris and dust, the work area must be sealed off from the upstairs living area before work can begin. Since the drainage system must be specifically designed for your home, hire a reputable company that will stand behind it's work. The Basment Drain Main design integrates the baseboard system with the subfloor tile system. Water soaking in around the foundation creates hydrostatic pressure. Holes tapped into the base of the blocks release the pressure. Water flows through this low profile system to a sump-pump. The concrete floor is then poured over the Basement Drain Main. The water capacity is equivalent to that of a 3 inch pipe. When creating usable living space, the basement often becomes the most inexpensive approach to converting comfortable living space. Today, more and more old damp musty basements are being converted into dry usable space. Walls that are being sheetrocked should follow these basic rules. Never drive nails into the floor. Horizontal base plates of 2" x 2" should be attached to the wall several inches above the floor with adhesive and masonry nails to hold in place while the adhesive sets. Vertical 2" x 2"s should be attached to the wall in the same manner. Run all 2" x 2"s from the top of the wall down to meet the horizontal base plate. Bead board insulation is ideal for basement walls. Sheet rock from the top of the wall down to the lower edge of the horizontal base plate. There should be a clear space under the new wall preventing water damage to the sheet rock. Mill work is now attached to the wall with finish nails driven into the horizontal base plate. Floors that are being carpeted should not have a history of water seepage up through floor cracks. Take appropriate waterproofing measures to remidy any history of water seepage. Choose a carpet that will allow the floor to breath, such as jute back or Berbers. Foam back carpets should not be used in the basement. It takes only a few minutes, but is nevertheless important to the structure of your home, is patching breaks in a basement wall. Before beginning the project, however, watch over the area that needs patching for a couple of months. Although most cracks in cement walls are the result of normal settling, they could be a sign of major structural problems. If the problem area does not stabilize, but continues to get worse, seek the services of a building contractor, or repairing building contractor. Start by Assessing Your Basement Concrete Wall.If the damaged area is leaking, fill it with quick-hardening plugging cement, or concrete epoxy. When mixing cement for dry patch spots, make a mortar using one part cement with two parts sand. Add water slowly, just enough to make a dough consistency; stir well. If a new leak springs up near the repair site, there may be water backing up against the exterior of the foundation. In this case, more drastic measures for basement wall leak repair must be taken. Whether your basement is cement or cement block, follow the repair tips below. Do it yourself home repairs as holes in cement walls.Use a cold chisel to enlarge the hole; undercut edges so the plug will not pop loose Mix plugging cement and work into a tapered stopper shape and As soon as it stiffens, pop it into the hole like a cork; hold in place for several minutes Repairing cracks in cement as a DIY home repair is easy enough.Using a chisel and hammer, cut cracks back to sound material also bevel the edges. Moisten the cracks well using a trowel, turn the mortar several times; work the mortar into the cracks with the tip of the trowel Once the mortar begins to harden, pack the crack full then shave off excess mortar using a wet trowel or putty knife. Home Renovation Tip to repair a window well that is leaking.Poor drainage is often the culprit behind a basement well window that becomes stained by water or seepage. A faulty downspout or clogged gutter is often to blame, so check out both of these areas first. Clean debris out from the well and flush with a hose to ensure it is draining properly. If the window well is made from concrete, try inserting a hose in the drain. Blow out any obstructions; waterproof the well using a waterproofing compound designed for masonry surfaces, if necessary. Follow product directions carefully. If your basement well window is made from gravel, remove the gravel and waterproof the outside wall of the foundation. And then install fiberglass drainage board next to the wall. If basement concrete wall restoration will be part of your diy home renovation plan, you may be able to handle the project yourself. However, if damage to basement walls and wells is extensive, chances are you'll need the services of a local building contractor. One quick, easy way to locate a reliable contractor in your area is through a wave-of-the-future online contractor-to-project-owner match making service such as HandyCanadian.com. Because membership is absolutely free and no strings are attached, no risk is involved. Waterproofing your basement is an essential project to take on in order to avoid some very serious and costly problems later on down the road. During the hot summer months you will typically not have many problems with regards to your basement being wet, but when the rainy season arrives you will definitely start to notice areas that need improvement. Perhaps you may experience a flooded basement floor or maybe some heavy condensation build-up. If you are living a newly build home, the chances of you having serious basement waterproofing problems are slim to nothing. Newer homes are usually pretty well waterproofed. It's the older homes that you need to worry about. Anything built before the year 1970 will need to be inspected for poor waterproofing. In the past, the construction of homes was not as good as it is today, which is why there tends to be more problems with older homes. Aside from poor construction, other issue may lead to waterproofing issues. For instance, through out time you may have a water protection system start to break down. As t |
